Lessons learned for a Successful Showing as a new Realtor®

 

Starting out in real estate can feel both exciting and overwhelming, but having a plan in place for your showings can make all the difference. One of the most important steps before any showing is to learn about the property. Don’t rely solely on the MLS—go deeper. Study the property disclosures, look for updates, unique features, and anything that might stand out to a buyer. Knowing key details like the age of the roof, furnace, or whether the home has had recent renovations builds trust and positions you as a knowledgeable professional.

Equally important is learning about the surrounding area. Buyers aren’t just investing in a house—they’re buying into a neighborhood. Be prepared to talk about nearby schools, parks, restaurants, commute times, and anything else that might be relevant to your client’s lifestyle. Even if your client doesn’t ask directly, this kind of insight can help them picture themselves living there and shows that you care about the bigger picture.

When it’s time for the showing, speak with confidence. You don’t need to know everything, but you should walk and talk with assurance. This includes bringing two printed copies of the MLS sheet—one for you to reference and one for your client to follow along with or jot down notes. This small step shows professionalism and ensures you can both stay on the same page, literally.

Always arrive early to the showing. This gives you time to ensure the lockbox works and allows you to do a walk-through of the home before your clients arrive. Use this time to scout out key features you can highlight during the tour, such as custom finishes, storage space, or energy-efficient upgrades. Then, during or after the tour, ask for your client’s feedback. If a feedback form is available, bring it along. This not only helps you understand their preferences better but also shows that you value their opinions.

Finally, remember that it's completely okay to say, “I don’t know, but I will find out and get back to you.” Clients appreciate honesty, and it builds far more credibility than trying to guess or give a vague answer. Follow up promptly with accurate information. Starting off strong as a Realtor isn’t about being perfect—it’s about being prepared, professional, and responsive. Those habits will build a strong foundation for your business and help you stand out in a competitive market.
